Real Estate Asset & Operations Management Manager

Job Responsibilities:

  • Take direct responsibility for daily operations of assigned projects, including leasing management, customer service, and property operations, ensuring occupancy, rental collection, and tenant satisfaction.
  • Develop and execute leasing plans, conduct lease negotiations, manage contract execution, and oversee tenant move-in processes.
  • Build and maintain client relationships, expand key tenants, brands, and channe·ls, and optimize lease structure and cash flow.
  • Prepare and implement operations plans covering tenant mix, promotional campaigns, brand positioning, and value-added services.
  • Analyze market trends, propose tenant mix adjustments and optimization strategies to strengthen project competitiveness.
  • Provide portfolio-level oversight across directly managed and co-managed projects, establishing standardized operating procedures and KPI systems.
  • Review project operations reports, monitor performance and risks, and provide corrective recommendations.
  • Coordinate with investment, design, engineering, cost, and finance teams to align operations with development objectives.
  • Provide management with operations analysis and recommendations to support investment decisions and product planning.

Job Requirements:

  • Education: Bachelor’s degree or above in Real Estate Management, Property/Facility Management, Marketing, or related fields.
  • Experience: 5–10 years of experience in real estate operations, with proven track record in leasing management of residential, commercial complexes, office buildings, or industrial parks. Background with developers, operations management firms, or large property management companies is preferred.
  • Familiar with the entire leasing process, capable of handling lease negotiations, contract management, and tenant relations. Ability to prepare and execute operations plans covering tenant mix, promotional activities, rent optimization, and customer services..
  • Familiar with asset and operational management models for commercial, residential, or integrated projects, with deep understanding of market trends.
  • Excellent cross-cultural communication and teamwork skills to collaborate with international teams and partners.
  • Proficient in spoken and written English for effective communication with tenants, partners, and internal teams.
