Position:

Senior Executive/Executive (Retail Leasing)

Key Responsibilities

As a member of the Leasing team, the Senior Executive/Executive is responsible for supporting leasing operations through marketing, lease administration, tenant coordination, reporting, and maintaining strong tenant relationships to optimize occupancy and rental income.

Job Description
  • Conduct competitive market research and analysis to understand current trends in the real estate industry.
  • Identify and prospect for potential tenants through market research, networking and outreach
  • Negotiate lease terms for new leases and renewals
  • Finalise lease agreements and other leasing-related documentation
  • To support the team to achieve higher than projected occupancy rate and maximize rental income through effective marketing strategies, lease and arrears management
  • To maintain proper lease administration and ensure timely approvals of memo/documentation.
  • To liaise closely with tenants on their fit-out works to ensure that they comply with the fit-out guidelines.
  • To support the team to maintain a good tenant relationship through regular communication and prompt response to tenants’ needs.
  • To assist timely submission of budget reports, Management reports and any other ad hoc reports (when applicable)
  • Any other task as assigned by immediate supervisor/management.
Key Qualification
  • Minimum Diploma or a Degree holder in Real Estate, Business or any other relevant disciplines, with at least 1 year of relevant leasing work experience preferred.

Position:

Assistant Manager

Key Responsibilities
  • Collaborate with the General Manager/Deputy General Manager and the Leasing team in strategizing, planning and executing the mall’s leasing trade mix plans
  • Ensure occupancy, revenue and other financial KPIs of the mall are always optimized.
  • Formulate leasing strategies and planning trade/tenant mix and ensure its effective implementation.
  • Coordinate the department’s activities to ensure consistency and compliance of Leasing’s policies and procedures.
Job Description
  • Handle lease negotiations, renewals and administration scope
  • Source new concepts and prospects which are relevant to the mall’s positioning
  • Negotiate and monitor terms of lease
  • Conduct, understand and share periodic retail market trends
  • Carry out feasibility or reconfiguration analysis to enhance the financial standing of the mall
  • Prepare budgets and business plan
  • Oversee Tenancy Schedule, Management Reports and other related reports
  • Ensure proper leasing documentations are in place and submitted in a timely manner
  • Ensure compliance with SOPs
  • Manage cordial tenant relations and partnerships
  • Guide and nurture the leasing team members, unlocking the potentials of individuals
  • Build strong teamwork with operations, marketing, cluster malls and core functions
  • Any other task as assigned by immediate supervisor/management.
Key Qualification
  • Minimum Diploma or a Degree holder in Real Estate, Business or any other relevant disciplines, with at least 5 years of relevant leasing work experience preferred.
  • Real Estate Salesperson license by CEA
  • Ability to work independently and as part of a team in a fast-paced and dynamic work environment.
  • Extensive network of contacts and keen understanding of the Singapore retail and shopping malls’ landscape
  • Effective team player with the strong desire and proactiveness to build strong teamwork
  • Strong planning, problem-solving and decision-making skills
  • Proactive, self-driven, analytical, resourceful and service-oriented
  • Positive disposition and able to perform effectively in a dynamic and fast paced environment
  • Able to work independently, interdependently and under pressure
  • Excellent presentation, interpersonal, negotiation and communication (both verbal & written) skills
