Project Manager/Senior Project Manager (Southeast Asia)

What will you do...

• Collaborate with internal and external stakeholders to define project objectives, scope and basic specifications.
• Develop and manage comprehensive project plans, including timeline and budget.
• Collaborate with the Investment Team to develop a comprehensive project feasibility plan, encompassing a detailed cost estimate, in-depth market analysis, and a preliminary floor plan that adheres to local building codes and regulations.

• Coordinate with design teams, consultants, and specialists to ensure project design aligns with company requirements and regional standards.
• Review and assess design proposals, drawings, and specifications for completeness, feasibility, and compliance with pre-contract requirements.
• Facilitate design value engineering exercises to optimize project cost and constructability.
• Track design progress and provide timely updates to regional leadership.
• On time authorities’ submission and approval without delaying site commencement as planned.
• Coordinate with authorities and stakeholders for the project.

• Ensure all tender drawings are accordance to design brief & standard specifications and compliance with authority guidelines, requirements, company standard as well as industry standards.
• Assist in the selection of contractors and suppliers through the bidding process.
• Assess submitted bids based on predefined criteria such as cost, experience, technical capability, and compliance with project requirements.
• Advise on cost implications of design changes, options, and value engineering proposals.
• Collaborate with procurement teams to evaluate supplier and contractor proposals.、
• Coordinate with legal, commercial, and project teams to ensure compliance with company policies and regional regulatory requirements.
• Lead on behalf to negotiation strategies with clients, contractors, and consultants.

• Act as the central point of coordination for both Malaysia and Singapore pre-contract projects.
• Ensure standardization of processes, templates, and best practices across markets.
• Prepare periodic regional reports on design, cost, and contractual status for SEA Management.
• Provide strategic advice and recommendations to regional leadership to support decision-making.

Who you are…

We are looking for a candidate with the following skills to manage the main tasks:

• Candidate must possess at least a Bachelor Degree in Civil & Structural, Architectural, Town Planning, Construction Management, Quantity Surveying or equivalent qualification;
• Minimum 8 – 10 year(s) working experiences in real estate developer and construction related experience;
• Proficiency in using Microsoft Office Suite and AutoCAD; Proactive self-starter with a positive attitude, strong learning agility, and keen attention to detail
• Strong project management and organisational capabilities, with the ability to manage multiple priorities effectively
• Excellent communication and leadership skills, able to engage stakeholders across levels and functions
• Well-versed in Singapore and Malaysia building codes, standards, and regulatory requirements
• Strong interpersonal skills with the ability to communicate clearly and influence effectively
• Willing and able to travel between project sites in Singapore and Johor as required
• Demonstrates strategic thinking with solid commercial and business awareness
• Detail-oriented with a structured, solution-focused problem-solving approach
• Effective in multicultural and regional working environments
• Collaborative team player who is also capable of working independently and taking ownership of tasks
