The Opportunity
An established, SGX-listed company is seeking a high-caliber Investment & Capital Markets Manager to spearhead its strategic diversification. Following a successful track record in specialized retail markets, the Company is now aggressively expanding its footprint across Asia.
This is a high-visibility role reporting to senior management, responsible for identifying yield-accretive retail and commercial assets and architecting the sophisticated capital structures required to fund this regional expansion.
Key Responsibilities
Investment & Strategic Acquisition- Conduct deep-dive macroeconomic and real estate cycle analysis for target markets across Asia to identify high-growth entry points.
- Source and evaluate "off-market" and "on-market" retail/commercial opportunities that align with the Company's specialized operational DNA.
- Lead the development of complex, multi-currency DCF models, accounting for varying international tax regimes, land tenure systems (freehold vs. leasehold), and cross-border profit repatriation constraints.
- Manage the full acquisition lifecycle, including appointing and leading cross-border consultants (legal, tax, and technical) for rigorous due diligence across multiple Asian jurisdictions.
- Ensure all transactions comply with the Singapore Exchange (SGX) Listing Manual, the Property Funds Appendix (CIS Code), and local foreign investment laws in the respective Asian territories.
- Lead the execution of primary and secondary equity issuances, including Private Placements and Rights Issues. This includes drafting SGX Circulars and coordinating with the Monetary Authority of Singapore (MAS).
- Architect and implement Dual-Currency Debt Strategies to create natural hedges between SGD distributions and local currencies across the Asia portfolio.
- Proactively manage interest rate and FX volatility using Swaps, Forwards, and other derivative instruments to optimize dividend payouts.
- Identify opportunities for Green Financing or Sustainability-Linked Loans (SLLs) to lower the weighted average cost of debt (WACD).
- Maintain the Company's gearing ratio within board-mandated targets to ensure long-term financial resilience and "dry powder" for future growth.
- 5+ years of experience in Investment, Real Estate Private Equity, or Investment Banking. A proven track record of executing at least one cross-border real estate acquisition exceeding S$80 million within the Asian region is essential.
- Expert-level financial modelling (Excel) and proficiency in Tableau/Power BI. Must be able to clearly communicate the impact of FX translation and geographic risk premiums on dividend payout to non-technical stakeholders.
- Deep understanding of the Asia in retail and commercial landscape, with the ability to sieve potential projects for acquisition.
- Comprehensive command of the Property Funds Appendix (CIS Code) and SGX-ST Listing Manual.
- Existing relationships with regional property developers, institutional lenders and international consultants active in the Asian markets.
- Degree in Real Estate, Finance, or Business. CFA or CA/CPA qualifications are highly preferred.
- English is required for negotiations. Proficiency in Mandarin is an advantage for regional deal-sourcing and stakeholder management.
