[PERM] Retail Leasing Senior Manager/Manager (Shopping Malls)

Responsibilities:
- Partner with the General Manager and Leasing team to develop and execute the mall’s leasing and trade mix strategy.
- Optimize occupancy, revenue, and financial KPIs through effective tenant mix planning and leasing execution.
- Lead lease negotiations, renewals, and leasing administration.
- Source and secure new retail concepts aligned with the mall’s positioning.
- Monitor lease terms, tenancy schedules, and ensure timely, accurate leasing documentation.
- Analyze retail market trends and conduct feasibility or reconfiguration studies to enhance mall performance.
- Prepare leasing budgets, business plans, and management reports.
- Ensure compliance with leasing policies, SOPs, and procedures.
- Build strong tenant relationships and cross-functional collaboration with operations, marketing, and cluster malls.
- Coach and develop the leasing team, fostering strong teamwork and performance.
- Undertake other duties as assigned by management.
Requirements:
- Bachelor’s degree in Real Estate, Business, Marketing, Finance, or a related discipline.
- Holds a Real Estate Salesperson license by CEA is a strong advantage
- 7–10+ years of relevant retail leasing experience (senior manager level typically 10+ years), preferably in shopping malls or mixed-use developments.
- Strong track record in leasing strategy, tenant mix planning, and revenue optimization.
- Proven experience in lease negotiations, renewals, and tenancy administration.
- Solid understanding of retail market trends, consumer behavior, and tenant performance metrics.
- Ability to source and secure new retail concepts aligned with asset positioning.
- Strong financial acumen, including budgeting, forecasting, and feasibility analysis.
- Proficient in MS Office and leasing management systems.
