Overall Job Purpose:
The Director, Island Investment, leads the strategic planning, development, and execution of investment and leasing strategies for Sentosa Island. This role is responsible for driving the commercial success of the island’s property portfolio through optimal tenancy mix, business development, lease administration, and asset enhancement initiatives.The incumbent will oversee both business development and lease management functions within the Island Investment portfolio, ensuring alignment with the Sentosa Master Plan, Sentosa Development Corporation's (SDC) portfolio strategy and fostering strong partnerships with tenants and stakeholders to deliver sustainable growth and guest-centric experiences.
Key Responsibilities:
Strategic Planning & Investment Development- Develop and implement a comprehensive island investment strategy aligned with the Sentosa Master Plan, and Sentosa’s Portfolio Strategy.
- Identify and attract best-in-class leisure concepts and credible investors to enhance the island’s offerings.
- Drive product renewal and reinvestment by existing tenants, ensuring a dynamic and refreshed guest experience.
- Lead business development initiatives including deal structuring, investor negotiations and due diligence.
- Drive revenue growth across trade groups (Hotels, Attractions, F&B, Retail).
- Manage strategic partnerships to maximize commercial potential and tenant success.
- Oversee lease administration processes including tenancy agreements, property tax recovery, and arrears management.
- Oversee financial reporting, budget monitoring, and performance analysis to ensure commercial viability and operational efficiency.
- Ensure compliance with legal and regulatory requirements in all leasing matters.
- Lead the review and enhancement of lease management systems and processes.
- Foster strong relationships with tenants (Island Partners), government agencies, and internal divisions.
- Lead and develop a high-performing team across business development and lease administration functions.
- Facilitate alignment of goals between SDC and tenants, ensuring mutual success and satisfaction.
- Ensure seamless coordination across internal departments and external agencies to support project execution and tenant success.
- Degree in Real Estate, Business, Economics, Property Management, Engineering, or a related field.
- Minimum 12–15 years of relevant experience in property portfolio investment, property management, leasing, business development, or real estate, with at least 5 years in a senior leadership role.
- Proven experience in managing commercial spaces, strategic planning, and stakeholder engagement.
- Strong financial, analytical, and project management skills.
- Familiarity with land leases, licensing, and regulatory frameworks.
