• Working Hours: Monday to Friday, 9:00 AM – 6:00 PM
• Salary: Up to SGD $8,000 basic + Variable Bonus + AWS

Role Overview

As the Manager / Senior Manager of Property Operations, you will lead the management and maintenance of Mechanical & Electrical (M&E) systems within a retail or commercial building environment. Your role is critical in ensuring building systems run efficiently, safely, and in compliance with regulations, while driving energy-saving initiatives and leading your team to deliver high operational standards.

1. Maintenance Management

• Plan and oversee preventive and corrective maintenance for ACMV, electrical, plumbing, elevators, fire protection systems, etc.
• Ensure statutory compliance for inspections and certifications.
• Conduct regular site inspections to preemptively identify and resolve issues.

1. Vendor and Contractor Management

• Supervise external vendors and contractors for quality assurance and adherence to schedules.
• Negotiate and evaluate service contracts with cost-efficiency focus.
• Manage repair and renovation projects to meet safety and operational standards.

1. Energy Management

• Monitor energy consumption and implement cost-effective efficiency strategies.
• Maintain energy management systems such as Building Management System (BMS).
• Keep abreast of sustainability and green building standards.

1. Budgeting and Cost Control

• Develop and manage M&E operational budgets.
• Track expenses and ensure adherence to approved budgets.
• Report on expenditures and recommend savings opportunities.

1. Crisis and Risk Management

• Lead emergency responses related to M&E failures (e.g., power outages, fire alarms).
• Develop and update contingency plans.
• Enforce safety protocols to mitigate risks.

1. Compliance and Reporting

• Ensure compliance with building codes, workplace safety, and health regulations.
• Prepare and submit regulatory reports and coordinate inspections.

1. Team Leadership and Development

• Manage and train the in-house M&E team, fostering skill development and accountability.
• Delegate tasks and monitor performance to uphold standards.

1. Project Management

• Oversee M&E scope for renovations/upgrades ensuring quality and timelines.
• Liaise with architects, engineers, and contractors through project phases.

1. Technology Integration

• Evaluate and implement new tech solutions (e.g., IoT, smart buildings) to boost efficiency.
• Maintain and troubleshoot automated systems.

• Diploma/Degree in M&E, Facilities Management, Building Services, or related engineering field.
• 5 years’ experience in M&E operations within retail or commercial buildings.
• Familiarity with BMS, permit-to-work systems, and maintenance software.
• Preferred Qualifications / Skills
• Fire Safety Manager (FSM) certification (advantageous).
• Knowledge of Green Mark / Energy Management schemes.
• Workplace Safety & Health (WSH) certifications.
