Job Description
  • Monitor the regional commercial leasing market; stay abreast of macro economic, political and financial trends.
  • Oversee the local leasing and building management teams to monitor asset performance, execute leasing strategy, rent collection, lease documentation & processes., adherence to legal review policy.
  • Review all Proposal Memos against the budget, rent matrix and legal review to ensure compliance with GuocoLand Leasing handbook and HLMC’s legal manual.
  • Develop cash flows, scenario planning and budgeting and impact on yields of each asset in the portfolio.
  • Generate, review and report property and portfolio financial performance; and recommend any adjustments to achieve the long-term goals.
  • Monitor the KPIs that define the ROI and key asset controls; manage cash flow from individual property.
  • Reduce expenses, maximize rental income streams and mitigate potential risks and liabilities.
  • Identify AEIs, run cashflows and justifications for such projects.
  • Support operations team in finding and keeping tenants, executing leases and enforcing the terms and conditions, collecting rents, paying vendors, and maintaining the property.
  • Drive the execution of AEI with the technical and project management support of Project team.
  • Work with Finance in preparing, monitoring and fine-tuning property financial projections and financing strategies.
Requirements
  • Recognized degree in Business / Finance, Real Estate or related discipline.
  • Minimum 5 years’ of relevant experience.
  • Dynamic, self-motivated, proactive and result-oriented with a proven track record.
  • Mature, confident and able to work effectively with management and external parties.
