Senior Manager, Sales & Marketing – Southeast Asia (Residential & Industrial)

We are seeking a Senior Manager, Sales & Marketing to lead and execute sales and marketing strategies for a portfolio of residential and industrial development projects across Southeast Asia. Based in Singapore, this role will work closely with development, investment, and local market teams to drive project positioning, sales performance, promotion and revenue outcomes from pre-launch through sell-out.

Responsibilities
  • Develop and implement end-to-end sales strategies for residential and industrial projects across SEA, aligned with project feasibility and return targets.
  • Drive pricing strategy, sales phasing, absorption planning, and inventory management across multiple developments.
  • Appoint, manage, and performance-track external sales agencies and channel partners in each market.
  • Oversee sales launches, roadshows, and cross-border sales initiatives (including Singapore-based regional sales).
  • Lead project-level marketing strategy, including branding, positioning, customer segmentation, and go-to-market plans.
  • Work with external consultants on branding, creative, digital marketing, media planning, and etc.
  • Oversee marketing budgets and ensure strong ROI on campaigns.
  • Conduct and oversee market research, competitor analysis, and customer insights to inform product mix, unit sizing, pricing, and positioning.
  • Provide input into product design, unit layout, specifications, and amenities from a marketability and end-user perspective.
  • Track regional property market trends, buyer behavior, and regulatory considerations across SEA.
  • Work closely with Development, Project Management, Finance, and Investment teams from early feasibility through project completion.
  • Prepare and present sales and marketing updates to senior management and investment committees.
  • Coordinate with local country teams to ensure smooth execution and market compliance.
Requirements
  • Bachelor’s degree in Business, Marketing, Real Estate, or a related discipline (MBA an advantage).
  • Minimum 10–12 years of experience in sales and marketing within real estate development, preferably covering residential and/or industrial assets.
  • Strong track record of project launches, sales performance, and revenue delivery.
  • Prior experience working across Southeast Asian markets.
  • Experience managing external sales agents and marketing consultants across different jurisdictions.
  • Strong commercial and financial understanding of development projects.
  • Excellent stakeholder management and communication skills.
  • Comfortable working in a fast-paced, regional, and matrix environment.
  • Willingness to travel across SEA as required.
