A. Administrative Management
- Manage proper filing of all Building Plans and Operation & Maintenance Manuals
- Proper filing of all maintenance records
- Proper filing and display of inspection reports and work orders.
- To manage records of warrantied items and works and activate when necessary
- To conduct site walk to check building defects and operability of M & E equipment,
- To schedule and monitor in-house repair by site technician
- To ensure all facilities and M & E items are functioning.
- To prepare all servicing and maintenance schedule.
- Inspect all condo facilities for operability and user safety
- To assist in procurement of services required by the condominium
- To call for Invitation to Quotes (ITQ) when term contracts expires.
- To ensure all maintenance work is carried out according to schedule and contract terms.
- To ensure that all works are carried out in proper order
- Meet with term contractor to discuss on their work schedule and review their performance.
- To call for ITQ or Request For Quotation (RFQ) for adhoc repair works.
- To assist in prepare tenders for major retrofitting works.
- To ensure contractor work safety procedures and insurance coverage is in order.
- To respond to resident feedback on maintenance issues.
- To ensure all licenses, certificates are valid.
- To assist Condo Manager in preparing logistics and conduct AGM.
