 A.  Administrative Management
  1. Able to understand monthly I&E, do annual budgeting for Maintenance & Sinking fee. To report to Management Council on budget and use of funds and facilitate fixed deposit accounts.
  2. To manage the work performance of the Adminstrative Officer, Property Officer and Technician on site.
  3. To ensure all records are keep in proper order.
 B.  Buildiing Management
  1. To draft and maintain a daily inspection schedule for building facilities and all M & E equipment,
  2. To ensure Technician on site carry out maintenance work.
  3. To ensure all facilities and M & E items are functioning.
 C.  Contractors Management
  1. To ensure all term contracts are valid.
  2. To call for Invitation to Quotes (ITQ) when term contracts expires.
  3. To ensure all maintenance work is carried out according to schedule and contract terms.
  4. To ensure that all works are carried out in proper order
  5. Meet with term contractor to discuss on their work schedule and review their performance.
  6. To call for ITQ or Request For Quotation (RFQ) for adhoc repair works.
  7. To assist in prepare tenders for major retrofitting works.
  8. To recommend qualified persons to Management Council for Major A & A, Retrofitting works.
  9. To keep records of warrantied items and works and to activate when needed.
 D.  Compliance Management
  1. With assistance from admin assistant to reply to Resident correspondence via phone calls, emails or any other form of electronic correspondence.
  2. To advise Management Council on BMSMA, implementation and enforcement of By Laws and/or House Rules of the estate.
  3. To ensure all licenses, certificates are valid.
  4. To prepare meeting agenda, manage and conduct Council Meetings.
  5. To prepare Annual General Meeting agenda together with Management Council and prepare for AGM (Supported by HQ Management staff)
  6. To prepare logistics and conduct AGM (supported by HQ Management staff)
  7. To prepare all meeting minutes.
