Manager / Senior Manager, Development
Our client is a leading industrial fund with a portfolio of institutional grade properties in Asia Pacific. They are seeking a dynamic individual to join the team as the Development Manager to oversee and deliver development and major capital projects within its industrial portfolio (Core APAC Market).
About the Role
The role will focus on managing projects from acquisitions to delivering industrial, logistics, business park, data centre, commercial and/or residential developments, and leasing and asset management.
This role requires a commercially minded property professional who can combine investment analysis with a strategic development mindset, identifying assets with strong long-term upside and unlocking value through active development and repositioning strategies.
Key Responsibilities- Identify and evaluate acquisition opportunities across industrial, logistics, business park, and commercial property sectors
- Assess assets with development, repositioning, or conversion potential, including opportunities for data centre redevelopment
- Undertake financial modelling, feasibility analysis, and investment underwriting for acquisitions and development opportunities
- Manage the end-to-end acquisition process, including sourcing, due diligence, negotiation, and transaction execution
- Lead and support the development of existing assets, including repositioning, redevelopment, and planning initiatives to maximise value
- Work closely with internal teams and external consultants including planning, engineering, development, leasing, and asset management professionals
- Monitor market trends and proactively identify opportunities aligned with the investment strategy
- Build and maintain strong relationships with agents, developers, consultants, and industry stakeholders
- Prepare investment papers and recommendations for senior management and investment committees
- Responsible for the planning, design, and execution of new developments, redevelopments, asset enhancement and major capital expenditure works.
- Oversee procurement and contract administration in line with organizational standards.
- Conduct technical due diligence and feasibility studies for potential development and asset enhancement opportunities.
- Ensure full compliance with local and overseas regulatory requirements, including BCA, URA, SCDF and JTC guidelines
- Incorporate sustainability, safety, and operational efficiency into all project planning and delivery.
- Collaborate with internal stakeholders to align development initiatives with long-term portfolio and asset strategies
- 10+ years’ experience in property acquisitions, investment, development, or related real estate roles
- Experience across industrial, logistics, business park, or commercial property sectors
- Strong understanding of value-add, repositioning, and development opportunities within property investments
- Strong working knowledge of JTC, Singapore and overseas (APAC region) development regulatory processes
- Experience assessing core and core-plus assets with development potential
- Strong financial modelling and feasibility analysis skills
- Commercial mindset with the ability to identify future development upside in acquisition opportunities
- Excellent communication, negotiation, and stakeholder management skills
- Ability to manage multiple transactions and development initiatives simultaneously
- Tertiary qualification in Property, Real Estate, Finance, Urban Development, Engineering, or a related discipline
